A legal pack is the set of documentation prepared by the seller’s solicitor. These are available to download via the property details page on the website. A hard copy will usually be available in the auction room too.
What does a property auction legal pack include?
• Official Copy of Register of Title (Office Copy Entry)
• Land Registry and Local Searches
• Special Conditions of Sale
• Property Information Form
• Fixtures and Fittings Form
• Management Information
• Leases
• Tenancy Agreements
• Planning Permission Documentation
It is essential that anyone wishing to bid and their legal advisors review all elements of the legal pack thoroughly.
Auction teams recommend that all elements of the legal pack are inspected by those wishing to bid and their legal advisors. The Special Conditions of Sale will include pertinent information such as completion date, any additional disbursements that become payable on completion, and overage clauses.
For buyers: Reading and understanding the legal pack is an essential part of the process. The legal pack contains key details about the property, and not reading everything thoroughly can mean you miss key details about the property you purchase.
For sellers: Providing prospective buyers with a complete and detailed legal pack will help them decide whether they wish to bid on the lot or not. Keen buyers may not bid on properties without a substantial legal pack. The more details you can provide, the more interest you will build in your property, which may encourage competitive bidding and increase your sale price.
How can I access the legal pack?
To access a legal pack, you will need to register for an Auction House Account.
Once registered, visit the property details page of the lot you want to view a legal pack for and download the legal pack. The legal pack will then be made available in your account under 'legal pack downloads’. From here, you can download one or all documents to your device.
Legal packs are free to download from the Auction House website.
