An auction property viewing is an opportunity for anyone interested in a property to attend, look around and fully inspect it before the auction. A member of the auctions team will be on hand to answer any questions you may have.
It’s common for an auction property viewing to be held as an ‘open house’ viewing where more than one interested buyer will view the property at the same time (or cross-over appointment times).
If it’s your first time purchasing an auction property (or any property), here are our top tips to get the most out of your viewing appointment…
Ask questions
Use the viewing not just as a chance to take a look around, but to find out as much as you can. Prepare a list of questions before you attend and add to it as you look around. If any questions can’t be answered on the day, the team will come back to you. If you think of any questions after the viewing, don’t hesitate to ask!
Be considerate
Remember, you could still be stepping into someone else's home - so treat it as you would your own. Follow typical etiquette for entering someone else’s house: if asked to, take your shoes off (make sure to wear shoes that are easy to take off), if the homeowners are in, don’t make negative comments about the property itself.
Scope out your competition
Open houses are a great way to gauge how much interest there is in the property. Keep an ear out for any questions others ask or comments they make as you may pick up on something you hadn’t previously considered. This could help you to make a more informed decision when it comes to bidding on the property.
Inspect closely and take photos
When taking a closer look at the property, there may be signs of damage or neglect you hadn’t previously noticed or accounted for. Every property has some degree of wear and tear, but a viewing will give a clearer indication. If there is anything you are concerned about, take photos so you can get professional advice if necessary.
Take someone with you
Having a second pair of eyes can make you feel more at ease. It would be beneficial to bring along someone impartial so they can view the property with no attachment or preconceived ideas. If possible, it may also be a good idea to bring along a builder or industry professional who can advise on any structural concerns or indicated costs for any necessary refurbishments.
